Guest Terms & Conditions

1.1 About Green Vista Resorts and these Terms

Green Vista Resorts is a private three-bedroom pool villa with kitchen and dining facilities located at Pipeline Rd, PO, Thrikkakara, Edappally, Kochi, Ernakulam, Kerala 682021. In these Terms, "Green Vista Resorts", "we", "us" and "our" refer to the resort operator; "Property" means the villa and grounds; "Website" means official booking pages; and "Guest" means every person included in or visiting under a booking.

The booking confirmation, rate conditions, cancellation policy, inclusions, taxes, approved occupancy and any written special conditions form part of these Terms. If there is a conflict, the booking confirmation controls for commercial details, while mandatory Indian law always prevails.

1.2 Booking Eligibility and Responsibility

• Lead Guest: The person making the booking must be at least 18 years old, possess legal capacity to contract under the Indian Contract Act, 1872, and stay at the Property.
• Accurate Details: The lead guest must provide complete and accurate contact, guest count, and payment information.
• Group Responsibility: The lead guest is responsible for communicating all policies to the group and for reasonable losses caused by guests or approved visitors.
• No Resale or Subletting: Bookings may not be resold, transferred, sublet, or used for commercial lodging without prior written approval.

1.3 Rates, Taxes and Inclusions

Rates are quoted in Indian Rupees (INR ₹) and include specified services. Applicable Goods and Services Tax (GST 12%) and optional add-ons are displayed prior to booking confirmation. Obvious pricing errors may be corrected before booking acceptance; if an accepted booking is affected, a corrected option or full refund will be offered.

1.4 Payment and Booking Confirmation

A reservation becomes confirmed only when required payment or deposit guarantee is received and a written confirmation with a unique Reference ID (e.g. GVR-2026-XXXX) is issued. In the event of payment chargebacks or non-payment, we reserve the right to suspend or cancel the booking after reasonable notice.

1.5 Security Deposit and Damage Policy

A refundable security deposit of ₹5,000 is collected at check-in or booking. We may apply this deposit toward documented costs arising from property damage, missing items, exceptional deep cleaning, indoor smoking contamination, lost keys, or policy breaches. Normal wear and tear is not chargeable. Deposits are refunded in full upon inspection at check-out.

1.6 Cancellation, Amendments and Refunds

• Free Cancellation: Available up to 7 days prior to check-in for a 100% refund.
• Late Cancellations: Cancellations made within 7 days of check-in forfeit the initial deposit or 1 night's stay fee as disclosed during booking.
• How to Cancel: Cancellation requests must be submitted via email to reservations@greenvistaresorts.com or via our official WhatsApp (`+91 93494 44344`).

1.7 Check-in, Identification and Check-out

• Timings: Standard Check-in is 2:00 PM IST; Check-out is 11:00 AM IST. Early check-in or late check-out requires prior written approval.
• Mandatory Government ID: Under Indian accommodation regulations, all adult guests must present valid government-issued photo identification (Aadhaar Card, Passport, Voter ID, or Driving Licence) upon check-in. Foreign nationals must provide passport and valid Indian visa/Form C details.

1.8 Occupancy and Visitors

Maximum occupancy for the entire villa is 9 guests (6 adults + children). Only registered guests confirmed during booking may stay overnight. Day visitors require prior approval, must present ID, and must depart by 10:00 PM IST.

1.9 Strictly Smoke-Free Interior Policy

Smoking, vaping, e-cigarettes, and hookah are strictly prohibited inside all indoor areas (bedrooms, living room, dining area, bathrooms). Smoking is permitted only in designated outdoor garden areas. A cleaning/deodorising charge of ₹5,000 will be assessed for indoor smoking breaches.

1.10 Pool 24-Hour Access & Safety

Registered guests enjoy 24-hour access to the private swimming pool. There is no lifeguard on duty; guests swim at their own risk. Minors and non-swimmers must be continuously supervised by a responsible adult. Quiet hours apply from 10:00 PM to 7:00 AM.

1.11 Consumer Rights & Governing Law

Nothing in these Terms excludes or restricts statutory consumer rights under the Consumer Protection Act, 2019. These Terms are governed by the laws of India. Courts and Consumer Disputes Redressal Commissions in Ernakulam, Kerala have jurisdiction over any disputes.
